Singer Island Real Estate Report

We are still in our so called slow season even though we are starting to see the return of car carriers unloading all around town. This week we are seeing a slight rise in seasonal rental calls as many renters have not procured a winter vacation home. I’m down to just two rentals available for our 2020 season that I found through this directory. Read whats happening in our Singer Island Real Estate Report.
On Singer Island which includes Palm Beach Shores we have just 24 Singer Island beach homes for sale starting at $524,900. The prices quickly rise from there and well over a million for a waterfront Florida ranch home. The condos on Singer Island has just over 200 for sale which is really on the low side but it’s not a great time of year to sell beach condos.  Sign up for our Singer Island Real Estate Report.
I continue to see new homes coming to market but we have seen only a slight rise in inventory numbers. Buyers are still taking their time in search of that near perfect property with our under $400,000 market being the strongest selling segment. Over 50% of the homes sold were under $400,000. Most of these properties are condos and town homes. You can Click here to find out what to do before selling your home, and follow the necessary steps.  Presently we have 67 – 3 bedroom homes for sale in Jupiter under $500,000 and over a third are in Jupiter Farms. The average sales price has been just over $600,000 and days on market is just over 80.
Over near the beach the least expensive single family home is $675,000 for a 2 bedroom 2 bath 1,500 sq. ft home. There are presently 7 Jupiter Beach homes within walking distance to the beach for sale. You can understand why sellers are holding firm on their home prices with the limited inventory choices they are competing against. I think we are seeing a slight pullback in prices as we continue to hear signs of a slowing economy.
Contractors on the other hand are by no means slow. They are still going like gang busters and the prices for remodeling are reflected in their quotes. Many of the homes here in the area are at the age of needing updating. Drive by and look at the ocean condos being worked on, where carpark paint and other enhancements are enhancing the overall aesthetics. Ocean Club, Corinthians, Bluffs North and South are all having major exterior renovations being done.
Last week I went to Vero Beach with a customer and we looked at Harmony Reserve a 55+ new community of single family homes. Starting prices for homes were the mid $350,000’s for a 2,000 sq. ft home. I was pleasantly surprised and impressed with the homes. It’s always good to get out and see what is happening in other areas of Florida and speak with agents. Just a short 30 minute ride to Hutchinson Island living.
I continue to emphasis limited inventory choices is the largest hurdle for new buyers. Even sellers are experiencing the same dilemma. They sell their home and then they can’t find a new home. I think this is also a factor in contributing to our limited inventory. Sellers aren’t selling unless they are moving away from the area.
